West Hollywood is a 1.9-square-mile independent city wedged between Beverly Hills and Hollywood, and it is arguably the most condo-native market in Los Angeles: the housing stock skews heavily to condominiums and apartments, the streets are genuinely walkable, and daily life — restaurants, gyms, galleries, nightlife — happens on foot. For buyers who want urban LA without a car-first existence, WeHo is the shortlist.
The market has real internal variety. The Doheny corridor at the city's western edge carries its best-known residential towers, including Sierra Towers and the Doheny Plaza and Doheny West buildings; the blocks around Melrose and the Pacific Design Center mix newer construction with design-district energy; and the tree-lined streets in between hold mid-century low-rises and character buildings from the 1920s and 30s. The two main zip codes trade differently — 90069 on the Sunset Strip side generally commands more than 90046 to the east — so where you buy inside WeHo matters as much as that you buy in WeHo.
West Hollywood is also its own city with strong rent-stabilization rules, which affect owners who lease units in older buildings. 90069 covers the Sunset Strip and western WeHo, with more luxury buildings, views and generally higher per-square-foot pricing. 90046, east of La Cienega toward Fairfax, tends to be somewhat more affordable, with classic Spanish and Art Deco buildings closer to Melrose. Both are walkable; they simply trade at different levels.
