What defines a luxury home in Los Angeles?
Beyond price, Los Angeles' luxury houses are defined by land and location — frontage and lot size, privacy, signature architecture and resort-grade outdoor living, concentrated in enclaves such as Downtown LA, Hollywood, West Hollywood. Two houses of the same size can differ enormously in value based on the ground they sit on.
How does buying a single-family house differ from a condo?
You own the land outright and no association governs day-to-day life, but you carry the whole property: roof, systems, insurance and any seawall, dock or pool maintenance. Budget for an elevation certificate and insurance quotes early — on waterfront property they can move the carrying cost more than the mortgage rate does.
What should I check before buying a waterfront house?
Confirm the seawall's condition and who is responsible for it, the dock's permits and water depth at low tide, the flood zone and elevation certificate, insurance availability and cost, and any zoning or setback limits on rebuilding. Each of these changes what the property is worth to the next buyer.
