Playa Vista is the newest neighborhood on LA's Westside in the most literal sense: a master-planned community built on the former Howard Hughes aircraft campus, where nearly all of the housing stock is condos, lofts and townhomes constructed from the early 2000s onward. It is the center of Silicon Beach — Google and YouTube occupy the restored Hughes campus — and for many buyers the draw is exactly that combination: modern construction, resort-style shared amenities, and a walk-to-work possibility that exists almost nowhere else in Los Angeles.

The community is organized around parks, bike paths and the Runway retail district, with residential phases — from the original village to newer buildings — each carrying their own HOA structures and amenity access. Because everything here is association-governed and relatively young, due diligence looks different than in older neighborhoods: you are reading master-association documents, amenity-fee structures and any special tax assessments on the parcel rather than fifty-year-old reserve histories.

You trade vintage character for modern systems, planned amenities and walkability.

The layered association structure (community-wide plus building-level HOAs and amenity fees), and the parcel's tax bill: some master-planned LA developments carry special community-facilities assessments in addition to base property tax. Both are knowable before you offer — review the HOA documents and the county tax bill line by line.

It is the most direct live-near-work option in Silicon Beach — Google, YouTube and other tech and media offices sit inside or adjacent to the community, and many residents walk or bike to work. LAX, Marina del Rey and Venice are minutes away, which also supports rental demand from relocating tech workers.

Earlier-phase buildings from the 2000s tend toward traditional condo layouts; later phases added lofts, townhomes and newer amenity packages. Finishes, HOA structures and amenity access differ by phase and building, so compare a couple of phases in person — the same budget can buy noticeably different living space.
