Data sources and methodology

This page explains where the information on LA Condo HQ comes from, how figures are calculated and how often each source is refreshed. LA Condo HQ is published by Eltherion, LLC; Nick McCandless is the author of record. We are not a licensed brokerage. Content is not reviewed by a licensed real estate agent or broker and is not professional advice.

Listings

Los Angeles listings come from CRMLS through our IDX data connection (the Trestle RESO Web API). Ingestion is scheduled every six hours. Each run builds a complete new inventory version and validates it before it replaces the previous one; for example, a version with more than 40% fewer listings than the current one, or more than 3 times as many, is held back for review instead of being published. Pages read the active version stored on our servers, not the feed at the moment you visit.

Prices are asking prices and asking rents, not completed sales. A listing is attached to a building only on an unambiguous street-address match; when the match is unknown or ambiguous, the listing is not attached. Availability can change between refreshes, so confirm it with a licensed agent.

Market reports and statistics

The market report and the neighborhood reports are calculated from the eligible, deduplicated listings in the active inventory version. Sample, withheld and duplicate records are excluded. A median is published only when it rests on at least 3 usable listings, and a figure that depends on an optional field (such as square footage) is published only when that field is present on at least 50% of the relevant listings. Otherwise the figure is left blank rather than estimated. Each report shows when its inventory was refreshed.

Since the history began, the same calculation has been recorded once a day for the city, each neighborhood and each building with listings, using the same thresholds. A trend line appears only after 14 recorded days. Nothing is back filled, and the history describes asking prices of listings published on this site, not closed sales or a market index.

Building profiles

The building directory combines named residential buildings mapped in OpenStreetMap with condominium buildings identified from the Los Angeles County Assessor’s 2025 roll. Not every directory entry has received an individual source review. Profiles add three kinds of checked information where they exist:

  • County record (157 profiles). A match to the Los Angeles County Assessor’s 2025 assessment roll, attached only when the record’s street address matches the profile’s. A tax or address record does not establish current building policies.
  • Municipality (42 profiles). The mapped point checked against Los Angeles County Public Works city boundaries. This is a boundary lookup for the mapped point, not a legal survey, and it is dropped if the building’s mapped location changes.
  • Source notes (86 profiles). Field-specific research with linked sources, a note of the facts each source supports, and the date the notes were reviewed. That date applies to the cited facts only, not to prices, association finances, inspections or insurance.

A profile’s “Updated” date is the latest of these review and check dates. Profiles without any of them carry no date.

Walkability

Neighborhood walkability pages count everyday places mapped in OpenStreetMap within about 1 km of the neighborhood’s center: places to eat and drink, grocery stores and markets, everyday shops, transit stops, pharmacies and clinics, schools, and parks and recreation. The counts are collected with a script we run manually and store with the site, most recently on October 7, 2026, and currently cover 29 Los Angeles neighborhoods. We do not calculate a walkability score, and the counts are not the trademarked Walk Score. A neighborhood that has not been measured shows no counts rather than zero.

Floor plans

No floor plans are published on LA Condo HQ yet. A plan is published only after its source, publication rights, review date and exact file have been recorded and the file has been checked visually for third-party watermarks.

Photographs and illustrations

A daily job looks for a real photograph of each building, in order of preference: an MLS listing photo at the building’s address, a freely licensed Wikimedia Commons image and, where enabled, street-level imagery. Where a license requires credit, the photograph shows its author, source and license. Photographs and floor plans are generally displayed with this site’s domain mark; we never add any other brand’s mark. Listing photographs keep the marks they arrive with from the MLS. Curated building photographs and downloadable documents are checked visually for third-party watermarks before publication. Images labeled as illustrations are representative artwork and do not show a specific building or residence.

Calculators

The calculators produce estimates from the assumptions shown on each page and the figures you enter. They are not advice and do not replace a lender, title company, tax professional or attorney.

  • Closing cost calculator: government transfer and recording taxes, using rates read on official pages; each source and the date it was checked is listed on the page. A cost we could not confirm on an official page is named but not estimated.
  • Ownership cost calculator: a monthly scenario built only from your entries, with a fixed rate, fully amortizing loan. A cost you leave blank is not treated as zero.
  • Rent vs. buy calculator: compares owning and renting under your assumptions. Home value and rent growth default to 0%, and closing costs, selling costs, maintenance, tax effects and the return on the down payment are excluded. In neighborhoods with enough listings it can start from the current median asking price and rent.

How often information changes

  • Listings: ingestion scheduled every six hours; market history recorded daily.
  • Building photographs: a daily job.
  • County, boundary and research records, walkability counts and floor plans: updated when we re-run or review them, with the check date shown beside the information.
  • Articles: each shows its publication date and, when revised, an updated date. Dates reflect actual content work, not site deployments.

This site covers 29 Los Angeles neighborhoods and 172 building profiles. Coverage is limited, and a missing value is not evidence that a fee is zero or that nothing is available.
