The HQ Rank blends six independently-graded dimensions into a single 0–10 composite. Here is exactly what we measure — and why each matters when you are choosing where to live or invest.
Location
Walkability, address prestige, proximity to dining, parks and the water.
Views
Sightline quality, exposure and the share of residences with protected outlooks.
Quality
Architecture, finishes, amenity depth and the pedigree of the design team.
Waterfront
Direct frontage, beach or bay access, and marine amenity programming.
Age
Year built balanced against renovation history and systems modernization.
Health
Reserves, association governance, 40-year recertification status and litigation.

Questions
How the ranking works
The HQ Rank is a proprietary 0–10 index that scores every condominium building we cover across six weighted factors — Location, Views, Quality, Waterfront, Age and Health. Each factor is graded independently, then blended into a single composite that lets you compare buildings on equal footing.
Our advisory team grades each factor using a blend of on-site inspection, public records, association documents, transaction data and resident interviews. Scores are reviewed quarterly and adjusted as buildings complete recertifications, capital projects or major renovations.
Price reflects the market, not the building. By keeping price out of the composite, the HQ Rank measures intrinsic quality — so you can spot buildings that are under- or over-valued relative to their fundamentals.
We re-score the index every quarter and immediately after any material event — a structural recertification, a special assessment, a leadership change in the association, or the completion of a building-wide renovation.
No ranking can guarantee returns. The HQ Rank is one expert input among many. We always pair it with building-specific pricing analysis and your personal goals before recommending a purchase.
