Condos listed on the MLS right now, refreshed every six hours.
| Neighborhood | For sale | Median asking | Median $/sq ft | For rent | Median rent |
|---|---|---|---|---|---|
| Santa Monica | 163 | $1.29M | $972 | 150 | $4,973/mo |
| West Hollywood | 178 | $899K | $811 | 212 | $5,000/mo |
| Hollywood Hills West | 62 | $784K | $699 | 59 | $4,195/mo |
Medians appear only when enough listings publish the figure; a dash means too few to report. Full neighborhood reports
ZIP 90405 lies almost entirely inside the City of Santa Monica, so its condos belong on /neighborhoods/santa-monica. ZIP 90046 is split: in the Census Bureau's 2020 ZIP-to-city file, about 13% of its land is in West Hollywood and 87% is in the City of Los Angeles, so it touches two of our neighborhood pages.
That pattern runs across the Westside. A ZIP code is a mail-delivery area drawn by the U.S. Postal Service. It does not follow city limits or neighborhood names. LA Condo HQ's neighborhood pages and market reports are organized by neighborhood and city, not by ZIP, so this guide translates one into the other.
How we matched each ZIP to a neighborhood
The Census Bureau's ZIP Code Tabulation Areas, or ZCTAs, are its block-based approximations of USPS ZIP delivery areas, and its 2020 ZCTA-to-place relationship file reports how much of each ZCTA's land falls inside each incorporated city or census-designated place. Every city share in this post comes from that file.
For neighborhood names inside the City of Los Angeles, we overlaid Los Angeles County's ZIP code boundary layer on the county's Community Boundaries map and measured the shared area. The county's community names do not always match ours, and the two agencies' boundary files disagree by a few percent at the edges, so slivers are left out and every share is rounded. Where one of our own pages states which ZIP its listings come from, we report what that page says.
Santa Monica's five ZIPs are not equally Santa Monica
In the Census file, 90401, 90403 and 90404 lie inside the City of Santa Monica, and 90405 is 99.9% inside it. 90405 is also the city's largest ZIP by land, holding about a third of Santa Monica's area. The exception is 90402: about 73% of its land is in Santa Monica and 27% is in the City of Los Angeles, which the county's map labels Pacific Palisades, the area covered by /neighborhoods/pacific-palisades.
So a search for condos for sale in 90405 is, in practice, a search of Santa Monica. As of October 10, 2026, /market-reports/santa-monica showed 159 condos listed for sale on LA Condo HQ at a median asking price of $1,298,000, about $977 per square foot. Those are asking prices on CRMLS listings published on the site, not closed sales, and they cover the whole city rather than 90405 alone.
Three ZIPs divide West Hollywood with Los Angeles
West Hollywood is a separate city, and by the Census file about 44% of its land is in 90069, about 40% in 90046 and about 16% in 90048, with slivers elsewhere. None of those ZIPs is mostly West Hollywood. The city makes up about 39% of 90069, 15% of 90048 and 13% of 90046, and the rest of each is the City of Los Angeles.
That is why 90046 is hard to search. The county's map labels most of its Los Angeles portion Hollywood Hills and Hollywood, with smaller pieces it calls Beverly Crest and Melrose. Our /neighborhoods/hollywood-hills-west page states that its listings come from the City of Los Angeles portions of 90046 and 90069, and that listings inside West Hollywood appear on /neighborhoods/west-hollywood. Our /neighborhoods/beverly-grove page states that its listings come from 90048.
As of October 10, 2026, /market-reports/west-hollywood showed 173 condos for sale at a median asking price of $899,000, and /market-reports/hollywood-hills-west showed 62 at a median asking price of $749,000. Neither is a 90046 figure. The West Hollywood report covers the whole city across all three ZIPs, and the Hollywood Hills West report blends the Los Angeles parts of 90046 and 90069.
Westwood, Century City, Brentwood and Sawtelle
These four sit inside the City of Los Angeles, and here ZIP lines track neighborhoods more closely. The county's map labels about 98% of 90024 Westwood and about 96% of 90067 Century City, so those ZIPs map cleanly to /neighborhoods/westwood and /neighborhoods/century-city. As of October 10, 2026, /market-reports/westwood showed 115 condos for sale at a median asking price of $1,075,000.
90049 is wider. The county labels about 60% of it Brentwood, 23% Mandeville Canyon and 10% Bel Air, so the ZIP reaches well beyond the neighborhood covered by /neighborhoods/brentwood.
90025 is the least intuitive. The county labels about 71% of it West Los Angeles, 17% Century City and 8% Westwood. Our /neighborhoods/sawtelle page says its listings come from 90025, which also covers parts of West Los Angeles, Westwood and Century City. Check which part of the ZIP a building sits in before treating a Sawtelle figure as its comparison.
90210 is mostly outside Beverly Hills
In the Census file, only about 38% of 90210's land lies inside the City of Beverly Hills, and about 60% is in the City of Los Angeles, which the county's map labels mostly Beverly Crest. Yet 90210 holds about 71% of Beverly Hills' own land. 90211 and 90212 lie almost entirely inside the city. A condo in 90211 or 90212 is a Beverly Hills condo; a 90210 address needs its city confirmed. The city's page is /neighborhoods/beverly-hills.
The coast: 90291, 90292, 90094 and 90066
90291 lies entirely in the City of Los Angeles in the Census file, and the county labels about 99% of it Venice, covered by /neighborhoods/venice. 90292 splits three ways: about 57% is the City of Los Angeles, about 41% is Marina del Rey, which the Census lists as a census-designated place and the county labels unincorporated, and about 2% is Culver City. That matters, because unincorporated Marina del Rey is governed by the county rather than by a city. Its page is /neighborhoods/marina-del-rey.
The county labels about half of 90094 Playa Vista and the rest mostly Westchester and Playa del Rey; /neighborhoods/playa-vista is the match. In 90066, about 90% of the land is the City of Los Angeles and 9% is Culver City, and our /neighborhoods/mar-vista page notes that 90066 also covers much of Del Rey. Culver City's own ZIPs, 90230 and 90232, are about 56% and 96% Culver City, and /neighborhoods/culver-city matches listings by the city on the listing rather than by ZIP.
Confirming the city for one address
A ZIP narrows a search; it does not settle which city's rules apply. The city determines the rent rules for a unit you plan to lease, the permit office for a remodel and any city transfer tax due at closing. Confirm the parcel's city on the county assessor's record or the preliminary title report rather than the mailing address. Leasing rules in the City of Los Angeles are covered at /blog/renting-out-an-la-condo-rso-permits, and the association documents to request in any city are listed at /condo-associations.
Current listings are at /condos-for-sale. For scale, /market-stats showed 1,997 published for-sale condo listings at a median asking price of $785K as of October 10, 2026. LA Condo HQ is published by Eltherion, LLC, a research publisher, not a brokerage.
Questions buyers ask about LA condo ZIP codes
Which neighborhood is ZIP 90046 in?
Several. In the Census Bureau's 2020 ZIP-to-city file, about 13% of 90046's land is in the City of West Hollywood and about 87% is in the City of Los Angeles, which Los Angeles County's community map labels mostly Hollywood Hills and Hollywood. LA Condo HQ shows the Los Angeles portion on its Hollywood Hills West page and the West Hollywood portion on its West Hollywood page.
Is ZIP 90405 in Santa Monica or Los Angeles?
Santa Monica. The Census Bureau's 2020 ZIP-to-city file places 99.9% of 90405's land inside the City of Santa Monica, and 90405 is the city's largest ZIP by land, covering about a third of its area.
Is every 90210 address in Beverly Hills?
No. About 38% of 90210's land lies in the City of Beverly Hills and about 60% in the City of Los Angeles, per the Census Bureau's 2020 ZIP-to-city file. Confirm a 90210 condo's city on the county assessor's record before relying on Beverly Hills rules or figures.
Is Marina del Rey part of the City of Los Angeles?
No. The Census Bureau lists Marina del Rey as a census-designated place, and Los Angeles County labels it unincorporated. Its ZIP, 90292, is mixed: by land, about 41% Marina del Rey, 57% City of Los Angeles and 2% Culver City.
Why don't LA Condo HQ market reports match a ZIP code exactly?
Because the reports are built by neighborhood and city, not by ZIP. The Santa Monica report covers the whole city, which spans five ZIPs, and every figure is an asking price on listings published on LA Condo HQ, not a closed sale.
