Pacific Palisades is a coastal neighborhood of the City of Los Angeles between Santa Monica and Malibu, spread across bluffs and canyons above Will Rogers State Beach. The January 2025 Palisades Fire burned 23,448 acres and destroyed more than 6,800 structures, much of the community's housing among them, and rebuilding is under way but uneven, so buyers here may encounter rebuilt homes, smoke-damaged buildings, cleared lots and condo associations still working through insurance and reconstruction decisions. The condo stock is small and mostly low-rise, with buildings along and near Sunset Boulevard, in the Palisades Highlands and close to the coast.
