Medians appear only when enough listings publish the figure; a dash means too few to report. Full neighborhood reports
As of October 20, 2026, the Playa Vista report at /market-reports/playa-vista showed nine three-bedroom condos for sale at a median asking price of $1,399,000, about $763 per square foot, and one listing with four or more bedrooms, too few for a published median. The report does not separate townhomes from condos.
Every figure in this post is an asking price or asking rent on CRMLS listings published on LA Condo HQ, read on October 20, 2026 from the Playa Vista report, which showed data as of that day. None is a closed sale. Differences and percentages not printed on the page are our own arithmetic on its medians. LA Condo HQ is published by Eltherion, LLC, a research publisher, not a brokerage.
Why the report cannot count townhomes
A townhome is a building form, an attached home usually spread over two or more levels with its own entry. The Playa Vista report does not track building form. Its for-sale bedroom table counts every active listing in the neighborhood's condo inventory by layout only, and as of October 20, 2026 it had no row or column for property type. A multi-level townhouse and a single-floor flat in an elevator building with the same number of bedrooms land in the same row.
So this post reports bedroom counts only, and that is a real limit. A three-bedroom median that mixes flats with townhomes tells you what three bedrooms ask in Playa Vista, not what a townhome asks.
The individual listings do carry a type. Each listing page on LA Condo HQ shows a Property type field taken from the listing record, so open the listings in the three- and four-bedroom rows and read that field, then confirm the levels and entry on the floor plan. Whether a unit is an airspace condominium or a separately owned lot also changes what you own and what the association maintains; /blog/la-condo-vs-townhouse-what-you-own explains that difference, so we do not repeat it here.
Nine three-bedrooms and a single four-bedroom
As of October 20, 2026, the report counted 31 condos for sale in Playa Vista, and all 31 published a bed count. Nine were three-bedrooms, 29% of the total, at a median asking price of $1,399,000 and about $763 per square foot. One had four or more bedrooms, 3% of the total. Together that is 10 of 31 listings, about a third of the for-sale inventory, with three or more bedrooms.
The four-bedroom row shows a dash where a median would be. The report publishes a statistic only when at least three listings sit behind it, so one listing produces no figure rather than an estimate. That is the plain answer to a search for four-bedroom townhomes for sale in Playa Vista on this date: the site had one listing in that row, and the report does not say whether it is a townhome.
A single listing also means the row can change completely in a day. One new four-bedroom, or one withdrawal, doubles or empties it, which is why the date matters more here than for the larger rows.
What the third bedroom adds over a two-bedroom
Two-bedrooms are the bulk of this market. As of October 20, 2026, 18 of the 31 listings, 58%, were two-bedrooms, at a median asking price of $1,287,000 and about $770 per square foot. The three-bedroom median sat $112,000 higher, about 9% more, while its median price per square foot was slightly lower, $763 against $770.
A modest step in price with no per-foot premium is consistent with the third bedroom arriving mainly as extra floor area rather than a pricier finish or block. It is a comparison of two medians, not of matched units, so use it as a starting range, not a valuation. For reference, the three one-bedrooms asked a median of $775,000, about $934 per square foot.
Across all layouts, the report showed a median asking price of $1,275,000, about $777 per square foot, a median listing size of 1,640 square feet and asking prices from $675,000 to $2,650,000 as of October 20, 2026. Listings had been on the market a median of 49 days.
Where a larger budget sits in the price bands
The price-band table is not split by bedroom count, but it shows where the money concentrates. As of October 20, 2026, seven of the 31 listings asked $500,000 to $1 million, 21 asked $1 million to $2 million and three asked $2 million to $3 million.
The three-bedroom median of $1,399,000 falls in that middle band, which held 68% of all listings. The report does not say which band the lone four-bedroom sits in, and nothing in the inventory asked more than $2,650,000. If your budget is built around a four-bedroom townhome, expect to compare against a very small set and to widen the search to neighboring reports, all of which are linked from /market-stats.
Renting a larger unit while you wait
The rental side holds more large units than the sale side. As of October 20, 2026, the report showed 23 condos listed for rent in Playa Vista. Three were three-bedrooms at a median asking rent of $9,500 a month, and four had four or more bedrooms at a median of $10,375. Two-bedrooms asked a median of $5,050 across 14 rentals.
That inverts the four-bedroom picture: four rentals against one listing for sale. A household that needs four bedrooms by a fixed date had more choice as a renter on this date. If you are weighing renting first against buying a three-bedroom near the $1,399,000 median, /research/rent-vs-buy-calculator compares the two under your own assumptions. Rentals are browsable at /condos-for-rent.
The buildings behind the count
The report matches listings to profiled buildings by exact address. As of October 20, 2026, 28 of the 31 for-sale listings matched one of nine buildings, led by /buildings/6400-crescent-park-east with five, and /buildings/12963-runway-road and /buildings/5625-crescent-park-west with four each. The report does not break bedroom counts out by building, so match the larger listings to their addresses on the listing pages rather than assuming which building they are in.
Questions buyers ask about Playa Vista townhomes and larger condos
How many four-bedroom townhomes are for sale in Playa Vista?
The Playa Vista market report on LA Condo HQ does not count townhomes separately. As of October 20, 2026, it showed one condo-inventory listing with four or more bedrooms, too few for a published median, and the report does not state that listing's property type.
What does a three-bedroom condo cost in Playa Vista?

Does LA Condo HQ separate Playa Vista townhomes from condos?
