"Median" means the middle value of the active set (half the listings ask more, half ask less); we report medians rather than averages so a single trophy penthouse cannot move the headline number.

Median price per square foot is the median of each listing's own asking price divided by its own interior square footage, computed only over listings that publish both. Bed mix and price bands cover the same active set; the bed-mix table states its own denominator, because listings without a published bed count are excluded from it rather than guessed.
