Methodology
Every figure on this page is computed from condominium listings CURRENTLY ACTIVE on LA Condo HQ in Downtown LA — not from closed sales, and not from a county-wide index. "Median" means the middle value of the active set (half the listings ask more, half ask less); we report medians rather than averages so a single trophy penthouse cannot move the headline number.
Median price per square foot is the median of each listing's own asking price divided by its own interior square footage, computed only over listings that publish both. Bed mix and price bands cover the same active set; the bed-mix table states its own denominator, because listings without a published bed count are excluded from it rather than guessed.
Downtown LA inventory is identified the same way our search results identify it — by the neighborhood's own municipality where it has one, otherwise by its postal codes — so each listing is counted under one neighborhood only, and none is spread across several. A statistic computed from fewer than 3 listings is omitted rather than published; days on market is shown only when at least 5 listings publish it and it covers at least half of the active set.
