The Los Angeles County Assessor's 2026 roll shows seven condo buildings with 20 or more units in Downey, holding 411 condo units. The largest is 11410 Dolan Ave, with 127 units built in 1987, and none of the seven was built after 1991. Each has a register page, listed at /condo-buildings/in/downey.

Every count, year and size below comes from the Assessor's 2026 parcel roll as compiled in our register at /condo-buildings, checked October 26, 2026, and from the Downey pages as they rendered on November 3, 2026. The Assessor records each condo unit as its own parcel, so a building here means the condo parcels that share one street address. LA Condo HQ does not publish a Downey market report, so this post quotes no prices or rents.

Seven addresses, 411 units

Five of the seven buildings are in ZIP 90241 and two are in 90240. In size order they are 11410 Dolan Ave with 127 units, 11410 Brookshire Ave with 116, 7033 Stewart and Gray Rd with 52, 9227 Florence Ave with 36, 10330 Downey Ave with 35, 9191 Florence Ave with 24 and 10400 Downey Ave with 21.

Across all seven, the roll's bedroom mix is 198 two-bedroom units, 178 one-bedrooms and 35 three-bedrooms. It records no studios at any of them. The mix splits sharply by building, as the next two sections show.

The two 11410 addresses hold most of the units

11410 Dolan Ave and 11410 Brookshire Ave share a house number and a ZIP code, and by the roll's parcel coordinates they sit within about 250 meters of each other. Together they hold 243 units, 59% of the 411 on the Downey register, and 169 of its 178 one-bedrooms.

11410 Dolan Ave, at /condo-buildings/11410-dolan-ave-downey-90241, is almost entirely one-bedrooms: 121 of its 127 units, plus six two-bedrooms. Units run from 573 to 771 square feet, and the median is 573, which means at least half the parcels carry that exact recorded size. The roll gives 1987 as its year built.

11410 Brookshire Ave, at /condo-buildings/11410-brookshire-ave-downey-90241, is the newest building on the Downey register, built in 1991. Its 116 units split into 68 two-bedrooms and 48 one-bedrooms, from 571 to 1,011 square feet with a median of 770.

If you are looking for a smaller Downey condo, these two addresses are where the register concentrates them. Compare the recorded square footage on a listing against the building's range; a figure outside it is worth a question to the seller.

The older, larger units: 1965 to 1979

The other five buildings hold 168 units between them, and all five were built between 1965 and 1979. Their median unit sizes run from 1,075 to 1,540 square feet, roughly double the median at 11410 Dolan Ave.

7033 Stewart and Gray Rd, at /condo-buildings/7033-stewart-and-gray-rd-downey-90241, has 52 units built in 1973: 45 two-bedrooms and seven three-bedrooms, from 1,075 to 1,285 square feet. 9227 Florence Ave, at /condo-buildings/9227-florence-ave-downey-90240, has 36 units from 1979, all but one of them two-bedrooms, with the widest size range in Downey, 1,111 to 2,172 square feet and a median of 1,409.

10330 Downey Ave, at /condo-buildings/10330-downey-ave-downey-90241, is the only Downey building where three-bedrooms are the majority, 27 of its 35 units, with eight two-bedrooms. Its units run from 1,440 to 1,576 square feet, and the roll records years built from 1973 to 1978, a range the register shows when the Assessor records a building in phases.

9191 Florence Ave, at /condo-buildings/9191-florence-ave-downey-90240, has 24 units from 1973, every one a two-bedroom, from 1,445 to 1,756 square feet. The oldest building on the register is 10400 Downey Ave, at /condo-buildings/10400-downey-ave-downey-90241, with 21 units built in 1965: 12 two-bedrooms and nine one-bedrooms, from 992 to 1,614 square feet.

Why Downey has more condos than seven buildings

The register counts units at one street address, so it misses complexes spread across many addresses, which is how many townhome-style condominiums are built. Our condominium project pages, reached from /condo-associations, group units by the recorded tract and lot instead. On November 3, 2026 that view showed 15 Downey projects with 20 or more units, 851 units in all.

The largest is 7300 Quill Dr in ZIP 90242, 212 units across 20 addresses on Tract 37760, built in 1984. It is bigger than any single-address building in the city, yet it does not appear on the building register at all.

The project view also changes the age picture. Six Downey projects were built in 2005 or later, against none on the building register after 1991: Birchbark Villas, as the California Department of Real Estate's subdivision list names it, from 2005 to 2006; Elm Vista Villas in 2008; 8601 Gallatin Rd, 46 units in 2014; 8134 3rd St from 2017 to 2018; 9555 Firestone Blvd from 2018 to 2020; and 7340 Diamond Dr, 33 units with years built of 2025 and 2026.

Six of the seven register buildings also appear as projects; 10400 Downey Ave does not. Use both lists when you want the full count.

Downey beside the cities around it

On the countywide register, Downey's seven buildings put it ahead of most cities nearby. Paramount has 12 buildings with 20 or more condo units, at /condo-buildings/in/paramount. Whittier and Bell Gardens have six each, Bellflower and Pico Rivera four each, Lakewood three, Norwalk two and Cerritos one; the Bellflower list is at /condo-buildings/in/bellflower and Norwalk's at /condo-buildings/in/norwalk.

These are counts of larger single-address buildings, not of every condo. A city with many small or townhome-style projects can look thin on this register and still have plenty of condominium owners.

Questions buyers ask about Downey condo buildings

How many condo buildings are in Downey, CA?

The Los Angeles County Assessor's 2026 roll shows seven buildings with 20 or more condo units at a single address in Downey, holding 411 units, and grouping units by recorded tract and lot instead shows 15 condominium projects with 851 units.

What is the largest condo building in Downey?

By units at one address, it is 11410 Dolan Ave in ZIP 90241, with 127 condo units built in 1987, almost all one-bedrooms of about 573 to 771 square feet, per the Assessor's 2026 roll. The largest project spread across several addresses is 7300 Quill Dr, with 212 units built in 1984.

Are there newer condos in Downey?

None of Downey's seven single-address condo buildings was built after 1991, but six multi-address condominium projects on the Assessor's 2026 roll date from 2005 or later, including 7340 Diamond Dr, whose 33 units carry years built of 2025 and 2026.

Does the Assessor record show HOA dues for a Downey condo?

No; the County Assessor's roll records parcels, unit counts, year built and living area, and says nothing about a homeowners association's dues, reserves, rules or management, so request those from the seller and the association's management company.

Checking a Downey building before you buy

The roll tells you size, age and unit mix. It does not tell you how a building has been maintained. For any of the 1960s and 1970s buildings above, ask the seller for the association's budget, reserve study, recent board minutes and any special assessment notices, and ask for the latest balcony and elevated-element inspection report; our guide at /blog/sb-326-balcony-inspection-la-condos explains what that report covers.

Some register pages show a City of Los Angeles soft-story retrofit status. That data comes from the City of Los Angeles, so it will not appear for a Downey address. Downey is a separate city, so ask the City of Downey about a building's permit and retrofit history.
