As of October 12, 2026, /market-stats showed 1,980 Los Angeles condos published for sale at a median asking price of $787K, or $675 a square foot, with a median asking rent of about $4K a month. The /new-listings page counted 271 condos listed in the last 14 days and 741 asking below their original list price.

These are asking prices and rents on CRMLS listings that LA Condo HQ publishes, not closed sales. We read the pages on October 12, 2026; /market-stats and the neighborhood reports date their latest refresh to October 11, and /new-listings to October 12. Inventory refreshes every six hours, so live figures may differ.

The citywide numbers on /market-stats

The 1,980 figure is the deduplicated set of for-sale condo listings published from CRMLS as of October 12, 2026. The page says coverage is limited, so it counts listings on this site, not every condo in Los Angeles County. The $787K and $675 figures are separate medians, so one will not multiply out to the other, and the citywide page rounds rent to thousands; the neighborhood reports give exact rents.

Seven days of recorded medians

/market-stats records the median asking price of its published listings once a day. As of October 12, 2026, the last seven recorded values were $789K on October 5 and 6, $788K on October 7, $785K on October 8, $787K on October 9, $788K on October 10 and $787K on October 11. Since recording began on September 27, 2026, the line has stayed between $780K and $790K.

That line is the median of whatever was published each day, so listings arriving or leaving move it without any condo changing in value. A $4K spread across a week says the mix of published listings held steady, not whether prices rose or fell.

New listings and price reductions

As of the October 12, 2026 refresh, /new-listings counted 271 published condos with an MLS list date in the last 14 days. That is a two-week window, not a weekly tally.

The 741 price-reduction figure is a standing count, not this week's cuts. A listing appears there when its current asking price is below the original MLS list price, and the page notes that the MLS does not say when the price changed, so some reductions may be months old. Cuts of 50 percent or more are excluded as likely data errors.

Where the new listings are

As of October 12, 2026, /new-listings ranked Downtown LA first with 32 new listings and 130 reductions. Hollywood Hills West followed with 31 new and 71 reduced, then Santa Monica with 24 and 58, Sawtelle with 20 and 37, West Hollywood with 19 and 60, and Westwood with 17 and 39. Hollywood had 14 new, while Koreatown and Brentwood had 12 each.

At the quiet end, Highland Park had one new listing and Cheviot Hills and Rancho Park had two. Neighborhoods with at least three new or reduced condos have their own list, such as /neighborhoods/downtown-la/new-listings.

The three busiest neighborhoods by their reports

Downtown LA's report at /market-reports/downtown-la showed 331 condos for sale as of October 12, 2026, at a median asking price of $579,000, about $608 a square foot, and a median asking rent of $3,143 a month.

Hollywood Hills West's report at /market-reports/hollywood-hills-west showed a median asking price of $749,000, about $698 a square foot, with 49 percent of its for-sale listings asking between $500K and $1M. Its median asking rent was $4,425 a month.

Santa Monica's report at /market-reports/santa-monica showed 157 condos for sale at a median asking price of $1,295,000, about $976 a square foot, and a median asking rent of $4,800 a month. Same-day figures put a Santa Monica square foot at roughly 60 percent more than a Downtown LA one.

These figures are fixed to October 12, 2026; the pages are not. Reopen /market-stats and your neighborhood's report before making an offer or signing a lease, and browse units on /condos-for-sale or /condos-for-rent. Confirm price and availability with the listing agent, and request association documents using the checklist at /condo-associations.
